La reconquete des friches industrielles

Abstract

Malgré sa richesse architecturale, patrimoniale et paysagère la ville de Bejaïa manque d'activités attractives et connaît certaines ruptures dans sa structure urbaine. La zone industrielle de Bejaia est un secteur urbain où on trouve des espaces délaissées et sous exploités en termes d’aménagement urbain et de rentabilité économique. C’est pour cela notre choix s’est porté sur une partie de ce secteur (près de l’EDIMCO) afin de le redynamiser en lui donnant une nouvelle image. Les friches industrielles constituent un potentiel de développement majeur, leurs récupérations pour la construction de nouveaux projets urbains s’inscrivent dans l’objectif de la densification des villes. Ils offrent incontestablement des potentialités de développements urbains et s’imposent comme une opportunité adéquate pour contrecarrer l’étalement urbain et ses effets néfastes, visant à refaire la ville dans un esprit nouveau « refaire la ville sur la ville ». Ces friches participent activement à l’identité de la ville de Bejaia et l’opération de leurs reconquêtes lui offre une chance de transformation et d’amélioration de son cadre de vie ainsi de répondre aux besoins de ses habitants en termes d’habitat, loisir, sport, …etc. Dans cette optique notre recherche a pour objectif de reconquérir ces friches industrielles situées à la zone industrielle de Bejaia en un quartier multifonctionnels ainsi qu’un pôle sportif et de loisir avec un programme varié et rentable pour redonner vie à ces interstices. Cette opération de reconquête des friches urbaines émane d’une analyse urbaine qui vise à connaître le site d’intervention en utilisant des outils méthodologiques adaptés à savoir la méthode de Bentley et al, la SWOT et le questionnaire. Despite its architectural heritage and landscape wealth, the city of Bejaia lacks attractive activities and is experiencing certain breaks in its urban structure. The industrial zone of Bejaia is an urban sector where we find neglected and under-exploited spaces in terms of urban development and economic profitability. That's why we chose a part of this sector (near EDIMCO) in order to revitalize it by giving it a new image. The industrial wastelands constitute a major potential of development, their recovery for the construction of new urban projects fall under the objective of the densification of the cities. They undoubtedly offer potential for urban development and stand out as an adequate opportunity to counteract urban sprawl and its harmful effects, aiming to remake the city in a new spirit "remake the city on the city". These wastelands participate actively in the identity of the city of Bejaia and the operation of their recovery offers a chance to transform and improve its living environment and meet the needs of its inhabitants in terms of habitat, recreation, sport, etc. In this perspective our research aims to reclaim its industrial wasteland located in the industrial area of Bejaia into a multifunctional neighbourhood as well as a sport and leisure center with a varied and profitable program to revive these interstices. This operation of reconquest of urban wasteland emanates from an urban analysis which aims at knowing the site of intervention by using adapted methodological tools namely the method of Bentley and al, the SWOT and the questionnaire. .
